Jho Low, does this name ring a bell?
Yes, you guessed correctly!
He is the guy that was involved in the 1MDB scandal that shook the whole Malaysia. Jho Low was also the guy that bought a 7,718 square feet triplex penthouse in TwentyOne Angullia Park at a staggering SGD$43 million back in 2013. This translates to SGD$5,560 per square feet! This was before the time where Sun Tongyu, cofounder of Alibaba bought a penthouse in Le Nouvel Ardmore for SGD$51 million in 2015 and also Eduardo Saverin, cofounder of Facebook who bought a penthouse in Sculptura Ardmore for over SGD$60 million!
Anyway, back to the topic on hand. Omitting the one off high priced transactions, let’s look at what was the recent transacted sales price in TwentyOne Angullia Park. This is a freehold property in a superb location. Some comparable properties in the area include Gramercy Park and New Futura.

A quick check on the transacted prices for Gramercy Park and you will get a range from $3,961,000 to $7,884,000 and translates into $2,561 per square feet to $3,303 per square feet. In terms of rental, the prices range from $5,500 to $12,800 per month.
As for New Futura, it is a freehold condominium that was just launched on 18/01/2018. It has transacted 22 units while I’m typing this review.
In general, from an investor point of view, rental yield will not be their top priority when they are getting a property in a prime district. Considering the fact that you will never get more than a 3% rental yield due to the higher property prices and even more evident if the property happens to be a freehold one.
“Then what is the point of getting a property in District 9 and 10?” You may ask.
In Singapore the property prices tend to follow a certain trend. If the market is bad, the prime district properties will be the first to drop in price compared to the suburbs. But if market is good, it will definitely be the first to rise in value. and a much higher one that is.
For TwentyOne Angullia Park, the draw of a extremely convenient, award winning building, swanky interiors and exteriors, prime prime location and legacy will still attract certain group of buyers and investors.
