It’s been a long while since there was any notable new launches in district 9. In April 2016, URA launched a government land sales (GLS) for a plot of land at river valley on Martin place. This site drew 13 bidders in which 10 are local developers. Guocoland clinched the site with a offer price of $1,239 psf ppr and is now known as Martin Modern.

The offer price of $1,239 psf ppr was a record for a pure GLS residential site and exceeded the $1,163 psf ppr cost for the Highline Residences site in April 2013 and the $1,157 psf ppr for the Sophia Hills plot in September that year. The Sophia Hills site was the last time a District 9 site was put up for sale. Based on the offer price, the selling price of Martin Modern was easily around $2,300 psf.

In an area where Freehold condominiums stand, comes this new little 99 year Leasehold player. How does a Leasehold Property like Martin Modern hold its ground when competed against its Freehold neighbors? Lets find out more.

Before that, let me introduce to you the competitors here.

Number 1, we have the immediate next door neighbor; Martin Place Residences, a freehold development completed in 2011 by FCL Land. The transacted prices here ranges from $1,768 per square feet to $2,415 per square feet. So in absolute quantum, it will be from $1,200,000 to $3,900,000. Prices are taken since June 2015 till date.

Our next competitor is the ever popular Rivergate. Also a freehold development, this is a slightly older development that is completed in 2009 by Riverwalk Promenade. The transacted prices here range from $1,506 per square feet to $2,445 per square feet. And in terms of quantum, it will be from $2,250,000 to $5,900,000. This is based on the recent 30 transactions in this development since April 2017.

For our final competitor, we will choose Waterford Residence. This is a 999 Years Leasehold from 01/07/1841. Essentially also a almost freehold property. Completed in 201, the transacted prices here range from $1,351 per square feet to $1,974 per square feet. Its quantum is also much lower from $1,020,000 to $2,400,000. Prices are taken since June 2013 till date.

So here we have it, Martin Place Residences, Rivergate and Waterford Residence. All 3 are popular with expats in terms of rental, How does Martin Modern fare against these 3 strong competitors? Lets find out.

From the above table, the first question that comes to mind is, Why should i buy a leasehold property if a freehold property next door is selling at almost the same per square feet price?

And it is logical to think that way as well, as I myself would also buy a freehold property instead if you ask me.

If I had to say a definite answer, then it would be based on these 5 points:

  • Design and Quality of Furnishings
  • Efficient layout and whatsnot; bay windows, planter box, aircon ledge, etc
  • Pipes and Cables integrity due to age
  • Appreciation in property value after 5 years or 10 years
  • Ability to attract tenants; new vs old
